House-hunting

Jason and I decided we were going to start looking at houses in our area and found some to go look at. We got pre-qualified for 100K house with an 80K mortgage to keep our payment less than $700 per month. We looked at a house for sale directly across from Jason's parents, which is in the school district we went to. We looked at one in our current school district, another in our old school district and one in a totally different school district. All the houses sounded nice, 2-4 beds, 1-2 baths, anywhere from a quarter acre to 1 1/2 acres of land. 3 of the houses were absolute dumps, there is no way they were worth what they were asking. At least not in comparison to the first house we saw. Those three were from 89-99K. The first house we looked at is a foreclosure, but very well taken care of. New carpeting, new paint, kitchen is nice, big garage with a separate workshop area and huge yard, 3 beds(2 upstairs, dormer style), living room, 1 bath, and big room(family room?) behind the kitchen area. The bank only wanted 65K for it. We went to make a bid but found out we had to bid higher (we didn't know how much, because legally the realtor couldn't tell us, but he said to outbid the other person we would have to go higher than we talked about) so we bid 67K and were told that was a good bid and we would find out in 24-48 hours. At 8:15 this morning, our realtor called and told us our bid was accepted by the bank! We aren't putting money down so that gives us that money to fix minor things, or update things, or whatever. We are going to put new windows on first thing and probably storm and screen doors. I am so thrilled though! We are going to be directly across the street from my in laws, which may be hard, but will most likely be great, especially since Jason is leaving again soon. Closing has to be on or by December 11th. Our only other problem is the lease we are in right now. We may have to buy out the rest of the 4 months worth of it, which stinks, but we will see what we can do about it. Yea!!!!! I am so excited. We are going to start packing and also call some movers, it would make it a ton easier since Jason is supposed to be in GA on the 1st. We still have to go through inspection but the house is being sold "as is" so basically its just to give us a chance (10 days) to back out and also gives us an idea what may need replaced or updated now or in the long run.
One other thing is the whole school issue. Ethan will start in a new district, at a new school, full day kindergarten and he has to wear uniforms(well polo style shirts-white, yellow, or light blue, and khaki or navy blue uniform/dress/corduroy pants-no jeans, belt, dark shoes). It's weird, he'll be going to the school I went to K-6th grade(and they didn't have uniforms then, and its public, still trying to wrap my head around that one!), I just hope he has an easy adjustment.
